Interior and exterior, stated plainly

  • Interior waterproofing collects seepage and sends it to a sump. It does not dry the soil outside.
  • Exterior waterproofing stops water before it crosses the concrete, when the wall can be reached.
  • Grade, downspouts, and window wells feed the top of the wall. A coating does not fix those.
  • A dehumidifier can make the room more comfortable. It does not close a leak.

What a wet basement is actually doing

After rain, and the day after

A basement that leaks during a storm and looks dry a day later still has a path. Surface water and saturated soil peak during and just after the rain. Once the ground drains, the entry can pause. Homeowners in Toronto, Mississauga, Brampton, and the rest of the GTA see this every spring, when melt and rain arrive together. The pause is not a repair.

Note which wall, whether the water starts at the floor, and whether it returns only after weather. Those three notes are more useful than a product name. Photographs of a stain on a dry day still show the height the water reached.

The joint, the crack, and the well

The cove joint is the seam where the slab meets the wall. They were poured apart, and hydrostatic pressure looks for that seam first. Water on the floor with dry concrete above it often means the joint or the underside of the slab edge, not a failure in the middle of the wall.

A dark line at a crack is a different entry. Stable leaking cracks can be repaired with the waterproofing. A crack that is widening, offset, or paired with a bowing wall needs an engineer before anyone injects it. Water at a window is often the well: a bucket against the glass, not a reason to coat the whole perimeter.

Finishes hide the evidence

Paint blisters, swollen baseboards, damp carpet, and insulation that stays wet are downstream of the leak. Replacing them first covers the clue the assessment needs. A finished basement concentrates the cost, because studs and flooring sit in the path, but the water problem is older than the renovation.

Musty air without a puddle can come from slow seepage, a wet well, or a crawl space connected to the basement. Smell alone is not a diagnosis. It is a reason to look. A dehumidifier can make the room more comfortable. It does not close a leak, and this site does not turn mould into a medical claim.

Interior drainage

Interior basement waterproofing is enough when the goal is to control water that reaches the inside and the exterior cannot reasonably be opened. A channel at the floor-wall joint, a basin, and a pump give that water a job. The estimate should say that this manages water. It should not say the soil side of the wall was waterproofed.

Cutting concrete is part of an interior system and is written that way. The pit is placed where the drain can reach it, not in the middle of a finished floor for convenience. If a municipal rule affects where the discharge may go, that constraint is part of the design conversation.

Exterior waterproofing and grade

Exterior basement waterproofing is considered when the wall can be reached and the failure is on the soil side: failed damp-proofing, a missing membrane, or weeping tile that no longer carries water to an outlet. The trench is disruptive. When access is real, it is the most direct way to address that failure.

Grade and downspouts decide whether the repair lasts. Soil, patios, and beds that slope toward the house feed the top of the wall. Extensions that were removed to save a garden put the roof water back on the footing. Those corrections are often smaller than a membrane and should be said out loud if they are the actual fix.

Cost, winter, and the contractor

Basement waterproofing cost in Ontario moves with wall length, interior or exterior access, how severe and how frequent the water is, drainage and sump condition, crack repairs, finished rooms, and site constraints. Amounts are in CAD on the written estimate. This site does not publish a provincial price range.

Interior drainage and some crack sealing can proceed when the basement is accessible in winter. Exterior excavation is often limited by frost and snow. If the goal is to stop water, start with a waterproofing assessment before a general renovator rebuilds the drywall. Covering the evidence is how the second invoice starts.

Living with the basement while it is repaired

Before anyone opens the floor

Move what you can away from the wet wall, and leave the evidence. A bucket under an active drip is fine. A new vapour barrier, a fresh coat of paint, or carpet laid over a damp slab is not. The visit needs to see the concrete, the joint, and the height of the stain. If a previous contractor already smeared cement along the cove, say so. Failed patches are part of the history.

Write the dates. Ontario leaks often cluster in the spring melt and in the heaviest summer rains. A basement that is wet only then is still a waterproofing problem. A basement that is wet in a dry week may be a plumbing leak, a discharge that recycles, or a well that is full for a local reason. The difference changes the trade.

Interior systems, in plain language

An interior system opens a strip of slab at the wall, sets a drain that can actually reach a basin, and gives the pump a discharge that leaves the house. Wall treatment is chosen for the concrete you have, poured or block, not from a single kit. The estimate names the metres, the corners, and whether the whole perimeter is included or only the wet face.

This manages water that has reached the inside. It is the right recommendation when the yard cannot be opened, when the leak is at the joint, or when excavation would destroy access you cannot replace. It is the wrong sentence if someone tells you the soil outside has been dried. The soil is still there. The basement has been given a controlled exit.

Exterior work and the lot

Exterior basement waterproofing digs to the footing, cleans the wall, treats cracks that are part of the same scope, places a membrane or drainage layer, and reconnects or replaces the weeping tile when that pipe is the failure. Decks, porches, walks, and buried services are drawn before the machine arrives. A tight Toronto side yard can make the dig unsafe or pointless. That is said before it is priced as if it were easy.

Backfill and grade are part of the job, not a courtesy. Soil returned so that it slopes toward the wall recreates the leak. Downspout extensions that were removed for the dig have to go back on, or the roof becomes the new source. Planting is protected where it can be, and reinstatement is written so you know what will not be put back.

Cracks, pumps, and wells on the same visit

A stable crack that leaks can be repaired with the basement scope. A crack that is offset or widening is pointed to the foundation page and, when movement is plausible, to an engineer. Woveh does not stamp that judgment. A sump that never runs while the floor is wet may mean there is no drain to the pit. A sump that never stops may be a bad check valve or a discharge dumped beside the footing.

Window wells are local. A drain in the well, a cover that is not a seal against groundwater, and grade that pitches into the opening are leak repair. They are not a reason to excavate the whole house, and they are not an egress-window installation. If the room needs a code exit, that is a different contractor, named as such.

Finished rooms and mould, carefully

Studs on the concrete, insulation, and carpet turn a manageable seepage line into damaged belongings. Opening those finishes is often required to reach the joint. Replacing them with the same materials on a wall that still leaks is how the cycle repeats. The estimate separates the waterproofing from a renovation you did not ask for.

Persistent damp can support mould on drywall, carpet, and cardboard. That is a reason to stop the water and to remove ruined organic material. It is not a medical diagnosis, and this site does not offer health advice or a remediation certificate. If someone in the house is ill, that question belongs with a health professional, not with a coating.

Winter, money, and the next rain

Interior drainage and some crack sealing can be scheduled when the basement is accessible, including in an Ontario winter. Exterior digging is often stopped by frost. A date for excavation that ignores the ground is not a plan. The written schedule should say which part waits.

Cost moves with metres of wall, access, severity, the pump, the tile, and the finishes. The figure is in CAD on the estimate, not in a provincial average published here. After the work, watch the first heavy rain. Note whether the pit rises and the floor stays dry. Silence is encouraging. It is not a reason to bury the sump lid.
